Financing Your Purchase

We offer in-house mortgage brokerage services, so if you’re planning to finance your purchase, you’re in good hands. It’s important to understand that the Portuguese mortgage market operates independently from the US market. Interest rates are tied to the European Central Bank and the Euribor index, not to the Fed or US Treasury yields. What’s happening with rates in America has no bearing on what you’ll be offered in Portugal.

The mortgage landscape here looks different from what you’re used to. Variable-rate mortgages linked to Euribor are far more common than fixed rates — and in many cases offer more competitive conditions. Mixed-rate mortgages, which start with a fixed period (typically 3–10 years) before converting to variable, have become the most popular choice for new loans. And while 30-year terms exist, 10- and 20-year mortgages are standard and widely used. For non-resident Americans, banks typically finance 60–70% of the property’s value, meaning you’ll need 30–40% as a down payment plus funds for taxes and fees.

Property Ownership and Residency

It’s important to be clear: buying property in Portugal does not grant you residency. Since October 2023, real estate purchases no longer qualify for the Golden Visa. However, property ownership can strengthen other visa applications — particularly the D7 (passive income) visa, where proof of accommodation is required.

Can I get a mortgage from a Portuguese bank?

Yes. Several major Portuguese banks lend to non-resident Americans, typically financing 60–70% of the property’s value. Variable and mixed-rate mortgages are the most common options, with terms ranging from 10 to 30 years. The process requires more documentation than you’re used to in the US, particularly around FATCA compliance. Do I need to visit Portugal to buy?

No — the entire process can be completed remotely. With a power of attorney, we can sign the promissory contract (CPCV) and even the final deed on your behalf, so you don’t need to set foot in Portugal to buy. That said, we strongly recommend visiting to see the property in person before committing. Photos and virtual tours don’t show you the neighborhood noise, the building’s condition, or whether the light hits the terrace the way you imagined. It’s also a good experience to be present for the deed signing — it’s the moment the property becomes yours — but it’s not necessary. We can coordinate a focused property tour when you’re ready to visit.

Does buying property give me residency?

No. Property ownership alone does not grant residency in Portugal. Since October 2023, real estate purchases no longer qualify for the Golden Visa. However, owning property can support other visa applications, particularly the D7 visa for people with passive income. If residency is part of your plan, we help you pair the right visa pathway with your property purchase.

What are the ongoing costs of owning property in Portugal?

Annual costs include IMI (municipal property tax, typically 0.3–0.45% of the tax-assessed value), condominium fees if you’re in a shared building, home insurance, utilities, and maintenance. What about US taxes on my Portuguese property?

As a US citizen, you’re required to report worldwide income, including rental income from a property in Portugal. If you sell, you may owe capital gains tax in both countries, though the US-Portugal double taxation treaty helps prevent being taxed twice. Can I rent out my property when I’m not using it?

Yes, and many of our clients do. Short-term rental in Portugal requires an Alojamento Local (AL) license, which permits vacation rentals. The license process varies by municipality — some areas, particularly central Lisbon, have restricted new AL licenses. Long-term rentals don’t require an AL license but are subject to different tax treatment.
