Holding a Golden Visa does not make you a Portuguese tax resident. If you spend fewer than 183 days per year in Portugal, you generally owe no Portuguese tax on your worldwide income.

Can I still buy property in Portugal?

Absolutely. You just can’t use a property purchase to qualify for the Golden Visa anymore. Many of our clients pursue both — the Golden Visa through a fund investment, and a property purchase separately. We help with both.

How long does the process take?

From application to receiving your residence card, expect 12 to 18 months. AIMA — Portugal’s immigration agency — inherited a significant backlog when it replaced the former SEF in 2023, and Golden Visa applicants felt the impact. Things have improved: a new online filing system launched in early 2026 has streamlined renewals and follow-up appointments, and biometric scheduling has accelerated. But AIMA is still working through a backlog, so patience is part of the process. We help you prepare a complete, well-documented application from day one — that’s the single most effective way to avoid preventable delays.

What are the government costs beyond the investment?

Government fees are charged per applicant. Expect approximately €620 for the initial application submission and roughly €6,200 for the residence permit issuance, paid at your biometrics appointment. Renewals cost approximately €3,000 per person every two years. These fees apply to each family member individually. We’ll give you a complete cost breakdown — including legal fees and our advisory fee — during your initial consultation so there are no surprises.

Does the Golden Visa cover my family?

The Golden Visa itself is issued only to the investor. Your spouse, dependent children, and dependent parents are not automatically included — each family member must be brought over through a separate family reunification process via AIMA. The good news: you can start this process as soon as your Golden Visa is approved, with no waiting period. That’s a significant advantage — most other Portuguese visa categories require a two-year wait before you can apply for family reunification. It’s one of the reasons the Golden Visa remains the most family-friendly residency pathway in Portugal.

Do I need to speak Portuguese?

Not for the Golden Visa itself. A basic Portuguese language test (A2 level) is only required if and when you apply for citizenship, which is years down the road.

What happened to the 5-year citizenship path?

In 2026, Portugal signed a new nationality law extending the citizenship timeline from five years to ten for most foreign nationals. This does not affect your residency rights or your path to permanent residency at five years — only the timeline for a Portuguese passport. Portugal remains one of Europe’s most attractive residency-by-investment options.

How risky is the fund investment?

There are more than 20 funds regulated by the CMVM (Comissão do Mercado de Valores Mobiliários, Portugal’s securities authority) that qualify for the Golden Visa, tailored to a wide variety of risk appetites and return expectations. Most sit in the middle of the curve — diversified venture capital or private equity strategies with moderate risk and reasonable target returns. But there are also more conservative, asset-backed options for investors who prioritize capital preservation, as well as higher-risk, higher-yield strategies for those comfortable with more exposure. No fund investment is risk-free, and past performance never guarantees future results. What about US taxes?

You’re still a US taxpayer. The Golden Visa doesn’t change that. But there are important planning considerations around FBAR, FATCA, and how your fund investment is reported. Our cross-border tax advisor specializes in exactly this.

Can I get my investment back?

Yes — this is an investment fund, and it works the way investment funds work anywhere in the world. Your capital is invested by professional managers into a portfolio of assets, and it’s returned to you at the end of the fund’s term. The key difference is the holding requirement: to maintain your Golden Visa, you must keep your investment in place for at least five years. Most funds have maturities of six to ten years. As with any fund, returns are not guaranteed and your capital is at risk. This is exactly why choosing the right fund matters — it needs to match your risk tolerance, your return expectations, and your financial horizon. That’s something we spend real time on with every client.

Do I need to visit Portugal to apply?

Most of the process can be handled remotely. Your Vida Portugal team, your immigration lawyer, and your tax consultant will take care of the NIF (tax number), Portuguese bank account, fund subscription, and application filing — all from the US. The one step that requires your physical presence in Portugal is the biometrics appointment — fingerprints and a photograph at an AIMA office. After that, your residence card is mailed to you. Once you have your Golden Visa, you’ll need to spend a minimum of 14 days in Portugal during each two-year renewal period (often described as an average of 7 days per year). We coordinate the timing so your biometrics trip and your first stay requirement can overlap — and if you want to use the visit to explore neighborhoods or properties, we can help with that too.

What if the program gets canceled?

There are no indications that the Golden Visa program will be canceled or fundamentally changed. It remains one of Portugal’s most successful economic programs, having attracted over €7 billion in foreign investment since 2012. Portugal has changed the rules once before — removing the real estate route in October 2023 — and existing holders were fully protected. Their permits remained valid, renewals continued under the original terms, and family reunification rights were preserved. Under Portuguese law, residency rights that have been granted cannot be retroactively revoked by a program change.
